What is commercial carpet tile?

Carpet tile is carpet made in modular squares or planks with a stable backing, designed to be installed and replaced piece by piece. Installation patterns

How tiles are turned and offset changes the look of the floor and how forgiving it is of variation between dye lots.

  • Monolithic: every tile faces the same direction for a broadloom-like appearance. It shows seams and shading more than other patterns.
  • Quarter-turn: each tile is rotated 90 degrees from its neighbour, creating a subtle checkerboard that hides seams well.
  • Ashlar or brick: rows are offset, typically by half a tile, which works well with plank-shaped tiles.
  • Random (non-directional): tiles are laid in any orientation. Designed for products that hide seams and make replacements blend in.

The manufacturer usually specifies which patterns suit a product, and we follow that guidance.

Our process

Site assessment and planning

We measure the space, review the specification and check the subfloor. We look at access, elevator use, building rules for noise and work hours, and how much furniture needs to move.

Removal and disposal

We remove the old carpet, carpet tile or broadloom and haul it away. Old adhesive residue is scraped or ground as needed so the new tiles sit flat.

Subfloor preparation

Adhesive

Most carpet tile is installed with a releasable, pressure-sensitive adhesive that holds tiles in place but lets them be lifted later. Some products use peel-and-stick tabs or connectors instead of a full spread. We use the system the manufacturer specifies.

After-hours replacement in occupied offices

Many offices cannot close for a flooring project. We offer after-hours, weekend and phased carpet tile replacement, including furniture lifting. Workstations and desks are raised or moved in sections, the old carpet is removed, the new tiles are laid and furniture is returned so staff come back to a working office. We coordinate with property managers on building access, freight elevator bookings and noise windows, and you have a single point of contact throughout.

Entrance matting and walk-off zones

On the wet coast, a lot of rain and grit comes in on people's shoes. A properly sized walk-off zone at each entrance traps moisture and dirt before it reaches the main floor, helping protect carpet and hard floors and reducing slip risk. Acoustic benefits

Carpet tile absorbs footfall noise and reduces sound reflecting around a room. In open-plan offices, meeting rooms and classrooms, that makes a noticeable difference to comfort and concentration. In multi-storey buildings it also helps limit impact noise to the floor below.

Choosing the right option

Attic stock

We recommend keeping a small supply of extra tiles from the same dye lot, called attic stock. When a tile is damaged later, a matching replacement is on hand. Leftover full tiles can be left with you at handover, and we can advise on how much extra to order.

Combining carpet tile with LVT

Many offices pair carpet tile in work areas with commercial LVT in corridors, kitchens and reception. Many manufacturers make products with matching thicknesses so the two can meet with minimal transition. We plan heights and transitions so there is no trip edge.

Plan for future changes. If your office layout changes often, carpet tile with releasable adhesive makes it easy to lift and reconfigure sections without starting over.
